FEES TO TENANTS
We are obliged to set out details of all fees to tenants. This is difficult in some cases as some landlords have special requirements. We will of course tell you about all fees and charges before you pay any application fees.
BEFORE YOU MOVE IN
Application Fee £95 per person including VAT
Once we have received your application form we will carry out some free initial reference checks including a credit check and discuss your application with the Landlord. If this is all satisfactory we will then ask you to pay the required application fee. THIS IS NON-REFUNDABLE. This covers the cost of processing the application, referencing, contract negotiation and identity, immigration and visa confirmation.
Guarantors £95 per person including VAT
Deposit You will be required to pay a deposit of an amount equivalent to the first months rent.
Altered Tenancies (during the course of a tenancy)
Amendment Fee £60 including VAT
Renewal Fee £60 including VAT (6 months) £90 including VAT (12 months)
References £25 including VAT
If we are asked to provide a written reference either for mortgage purposes or to a future landlord we will make a charge as set out above.
Pre Arranged but Missed Appointments for Contractors or Inspections £25 including VAT
If we arrange appointments for contractors to deal with repairs or for our own interim inspections or checkout inspections and you fail to attend there will be a charge as set out above.
Lost Keys £50 including VAT
In a situation where for any reason Aubrey Lee & Co do not hold spare keys and a copy cannot be created you will be charged for the cost of a replacement lock.
Reset Trip Switches £40 including VAT
If we have to arrange for a contractor or to visit the property ourselves to re set electrical trip switches or to re set boilers we will make a charge as set out above.
IMPORTANT TENANCY TERMINATION/CHECKOUT FEE £60 including VAT NON OPTIONAL
Attending the property and negotiating repayment of the security deposit.
Please Note within this fee we will on request visit the property 14 days before the agreed checkout date to carry out a pre checkout inspection and advise you as far as we are able of any action needed to avoid the loss of your security deposit.
THE FEE WILL BE PAYABLE EVEN IF THIS OPTION IS NOT TAKEN.
