LANDLORDS CHARGES

We are obliged, by legislation, to set out in writing our charges to landlords.

No two landlords are the same and quoting in this manner is quite rigid. However we set out below our general charges but would request any potential landlord to contact us for an individual tailored quote

We offer two levels of service FULL MANAGEMENT and TENANT FIND ONLY.

Our full management service includes initial rental advice, accompanied viewings, detailed rent collection, pursuit of unpaid rent, tenant referencing, interim inspections, arrangement of repairs, key holding, deposit registration, deposit return negotiation, registration of utilities and Council Tax. With full management we can offer a rent guarantee (subject to credit checks and referencing)

CHARGES

FULL MANAGEMENT:  12% of the rent collected inclusive of VAT (ie 10% plus VAT) Our charges may be negotiable for example whether we are dealing with multiple/portfolio properties for you.

In addition to the above there is a finders fee charge of 70% of the first month’s rent (inc VAT). Unlike other Agents this is not payable in advance but which would be collected from the first month’s rent.

TENANT FIND ONLY: An amount equivalent to the first month’s rent (inc VAT).

For the benefit of Landlords and Tenants alike Aubrey Lee & Co use independent property repair and maintenance contractors including qualified plumbers and electricians. We will undertake all necessary works (unless instructed to do otherwise by our Landlords) and we endeavour to keep all costs both reasonable and proportional. Alternative quotes can be obtained for larger works on request. Where alternative contractors are instructed an administration charge equal to 5% of the invoice value will be made.

ADDITIONAL COSTS

EPC £84 (£70 plus VAT).

Gas safety certificate £60 (£50 plus VAT) but may vary depending upon number of appliances.

Electrical certificate (if required) £120 (£100 plus VAT).

PAT testing is assessed on number of appliances so cannot be quoted here.

Independent detailed photographed inventory if required £120 (£100 plus VAT).

Dealing with HMRC for Overseas landlords £84 (£70 plus VAT).

Court costs cannot be quoted here as we instruct specialist landlord Solicitors.

Rent guarantee policy varies depending on monthly rent but is circa £100 for a 6 month AST.
